Repair costs vary more than refinishing costs, because damage varies more than wear. Rather than publish a made-up price list, here is exactly what sets the number — and how to get yours quickly.

Why repair doesn’t have one clean rate

Refinishing scales with square footage, which is why it can be priced per square foot on the refinishing cost page. Repair scales with the damage: replacing three water-stained boards in an open floor is a small job; the same three boards woven around a hearth, in a discontinued board width, above a soft subfloor, is not. Any site that quotes repair by the square foot without seeing the damage is guessing.

The five things that set a repair price

  1. How many boards, and where. Count and location — open field, edges, doorways, around fixtures.
  2. Matching. Standard red oak strip is easy to source. Older widths, heart pine and parquet take hunting, and reclaimed stock costs more.
  3. What’s underneath. If water or movement reached the subfloor, that gets fixed first — otherwise the new boards inherit the old problem.
  4. Blending the finish. Small repairs can sometimes be finished locally; visible areas usually look right only when the whole room is refinished over the repair, which brings the refinishing rate into the quote.
  5. Access and prep. Furniture, appliances, built-ins, and how much protection the rest of the home needs.

How to get a real number fast

Repair is the most photo-quotable work we do: a few clear shots of the damage, one wider shot of the room, and a rough board count get you a realistic range the same working day — and an honest “that’s cosmetic, live with it” when the fix costs more than the flaw.
